Well, when you switch to Pro version you do not need to fully customize or rebuild your site. The data that you have added will be there.
In other words, your theme option customizer values would remain the same just that your sidebar widgets will be reset to default. Therefore, you need to re-organize the widgets after activating Pro version if widgets exist in your current free version. So widgets are the limitation in this case.
Note: Widget resetting on theme switch is the default behavior of WordPress and not a specific limitation of this theme.
Hope you will proceed accordingly by taking note of widgets prior to upgrading to Pro version so that you can easily recreate them later.

For the feature you mentioned, you cannot remove that footer text from the free version. To remove footer text from the customizer section, you have to update your free version of the theme to the pro version.

To remove Realestate Base by WEN Themes from the footer, you have to follow the path Admin Panel > Appearance > Customize > Theme Options > Theme Options. Then you can remove the text and add as per your requirement. You can refer to the screenshot given below.

As per your query, using the same domain and activating the child theme has to do nothing with the license. Only if you use license for a different site, you have to reset. So, once send the screenshot marking the issue you faced.

The issue on the mobile view appears and disappears after we refresh for sometime when we inspected your site.
Once clear the cache from your site as this might be one of the reasons causing the issues. Secondly, any third party plugin might be the reason so, once deactivate plugins used in your site to inspect which plugin exactly created the issue.

Regarding your query about the license, once you check the following setting which might help resolve your license issue.
1. Once enter the correct license key.
2. Also if you have used the license key for another site then you have to reset the license key. The license once used for a site won’t support until it is reset.
3. There might be a cache or server issue.Regards.
